CMG takes many things into account when providing a Drainage Diagnostic for a Customer.  We determine: 1.  What is the Primary Water Source to the problem?  Where is the water coming from? 2.  Is there a Secondary Water Source?  Other Places that water may be coming from.    All Drainage Problems have more than one source! 3.  How many Subsequent Water Sources are present?   Some complex Drainage Problems have many water sources. 4.  What exit points are available for gravity to move water away from the problem area?  Where are we trying to take the water to, and how is it going to be released?  Is more than one exit point possible to increase capacity? 5   How much water must be moved?  What Size Drain Pipe is necessary to lessen the chance of being overwhelmed by flooding?    This is a tough consideration.  (Larger Pipe – Larger Cost to Install)

These are just a few of the considerations for any Drainage System Diagnostic.

The Drainage System shown in the three above pictures consisted of the following: Three Gutter Downspouts in the front yard were connected to 4 inch ADS solid Drain Pipe with Large Drainage Gutter Connections.  Three lateral 4 inch Pipes were run from each gutter to one outflow pipe moving the water to two exit Pop Up Emitters. One of the Drain Pipes ran under the sidewalk to reach the Exit Drain Pipe. This Drainage System had two exit points.  One Pop-Up Emitter was on the edge of the driveway in the front yard.  The other Pop-Up Emitter was installed in the back yard near the property line.  Two exit points allows for a much larger Water Drainage Capacity.  (During Heavy Rains The Drainage System Can Move More Water Faster) The back yard Exit Pipe then connected to 55 feet of 4 inch French Drain that was installed along the SW corner of the house.  The French Drain provided a protective barrier for that room of the house where water had previously been leaking into the floor vents.  Two Gutter Down Spouts were also connected in the back yard to the Drainage System.

A few days later a heavy rain came in.  No water stood on the sidewalk near the front door, and nor water seeped into the floor vents in the back bedroom. CMG works closely with our customers.    We provide all the information we can to help the customer make a decision that will solve their Drainage Problem. Typically,  Drainage Systems are made up of one or several types of Drains.  CMG utilizes French Drains, Surface Drains and Trench Drains when designing Drainage Systems.    There are many types and sizes of Surface Drains and French Drains.  Again, experience is the key! For those of you who already have a lawn sprinkler system, CHECK OUT A RAIN FREEZE SENSOR!  If it is too cold the rain/freeze sensor will automatically turn off your sprinkler system if you forget.  If a thunder storm occurs while you are out of town, no worries, the rain/freeze sensor will keep your sprinkler system from running during a down-pour!   Rain/Freeze sensors are great for sprinkler systems located at business.  Many times there is no one available after hours or on weekends to turn off the sprinkler system.    I have seen sprinkler systems running after a snow or ice storms. 2012 has started quickly for CMG.   The end of warm winter has jump started our business.  Recently we have installed two French Drains in a gated community in NW Oklahoma City, a Sprinkler System South of Danforth in Edmond and a Sprinkler System in East Normanby Lake Thunderbird.

Sprinkler Repair is also very popular this time of year.  Folks in Central Oklahoma are turning on their Sprinkler Systems and discovering problems. CMG Sprinkler Repair Specialist have been busy.  We fixed several leaks in a Sprinkler System in Edmond.  The sprinkler pipes were leaking in several places.  Each leak had to be cut out and replaced.  The Sprinkler System was fairly new.  It was installed last summer by a Pool Company that also installs cheap sprinkler systems. All the joints in the sprinkler pipes were glued together with clear PVC Cement.  That part is OK, But they cut some corners and didn’t use PVC Primer with the glue.  As a result the joints didn’t bond very well and many of them blew apart this spring when the sprinkler systems was turned on.  (Thus all the leaks)  I suspect we will have to go back several times to fix additional leaks.  We can only warranty the PVC joints that we have replaced.   Cheaper isn’t always better.

Just what is a “French Drain?”  Many times people incorrectly

A French Drain can protect your foundation!

use the phrase, “French Drain,”  to apply to many different types of Drains that could be used in a Drainage System.  The term is widely used and many times incorrectly connected to “Surface Drains,” or “Channel Drains.”

A Surface Drain has a grate that sits on top of a basin.  The basin is underground.  A Drain Pipe is connected underground to an outlet on the Drain BasinStorm-Water Drains through the grate into the Drain Basin.  Once in the Drain Basin, water travels out of the basin through a Drain Pipe.  The Storm-Water continues downhill in an underground Drain Pipe to an exit point.

THIS IS NOT A FRENCH DRAIN!

A Surface Drain may come in many different shapes or sizes.  The Drain Grate may be round or square.  Here is a picture of a common Surface Drain.

A Channel Drainis a type of Surface Drain and many times is installed in concrete across sidewalks or driveways.

A French Drain is completely different from a Surface Drain.  A basic French Drain consists of a Perforated Drain Pipe in the bottom of a trench.  The Drain Pipe should have a neoprene sock around the Perforated Drain Pipe.   This is to ensure that the Drain Pipe does not become clogged.

The dirt that was taken out to make the trench is hauled away.  It is replaced by some type of small stone or gravel depending on what is desired or available.  I prefer crushed 1 inch lime stone.  It is the most economical option in my area.  Pea Gravel or some other type of small stone can work just as well.    The lime-stone or gravel is placed in the trench on top of the perforated Drain Pipe and filled all the way to the surface (ground level).   In some cases where the French Drain needs to be deep or is being placed in sandy soil, a special trench liner must be placed in the trench before the perforated Drain Pipe or the Gravel are installed.  This helps maintain the integrity of the trench over time.  It also increases the cost of the French Drain and the amount of time to install it.  I install a trench liner in a French Drain about 20% of the time.  Most of the time a liner in not needed.

A French Drain is designed to handle a large volume of water and cover a large area. The Drain is anyplace the trench goes. It has many applications and can be used in many situations.  It can be installed by itself or incorporated into a Drainage Systemwith Surface Drains or Gutter Down-Spouts connected to it.
The main downfall of a French Drain is that they, for the most part aren’t very pretty.  They don’t look very nice in a yard once they are completed.
Depending on the area the French Drain is installed and the type of grass around the French Drain, will dictate whether grass grows over the lime stone.  Grass can grow up and through the gravel in the French Drain over time eventually covering the gravel.  This is Ok.  It won’t have a measurable effect on the performance of the drain.
DONT COVER THE GRAVEL IN THE FRENCH DRAIN WITH DIRT.  THE FRENCH DRAIN WON’T WORK IF THE TRENCH IS CLOGGED WITH DIRT.  DON’T EVEN INSTALL IT IF YOU ARE GOING TO COVER IT UP WITH DIRT.

Spring has arrived for 2012. Today was a good day!  The folks with CMG installed a Channel Drain in Norman. Channel Drainsare a big part of our business. It takes a lot of attention to detail. Channel Drain installation takes several specific steps.  It is a slow process that takes confidence and experience.  I was able to train a couple of our guys on the complete process.  They learned a lot but are nowhere near ready to solo yet.

Here is a picture of the channel drain.  The customer had standing water in the middle of their sidewalk up against their front step.  It built up every time it rained or the sprinkler systemran.

Cutting the concrete must be precise.  Installing the concrete is the last step.

For Central Oklahoma Residents who already have a Sprinkler System, I recommend a RAIN/FREEZE SENSOR.  This is a great way to ensure that the sprinkler systemgets turned off when there is no one available to turn it off.  If you are away on vacation for example, the RAIN/FREEZE SENSOR will turn off the sprinkler system after a heavy thunderstorm when it is too wet to water.  The RAIN/FREEZE SENSOR will turn the sprinkler system back on when it is dry enough to water again.  It will do the same thing for your sprinkler systemit gets too cold or starts to snow.

Another busy day!  Today we installed a Surface Drain Systemin Edmond.  The customer had standing water on the side of his house near the side access door to his garage. CMG installed a 9 inch Drain Basinwith a green grate.  Two gutters were also connected into the Drainage System. We ran 4 inch ADS Drain Pipe underground to the street. Going under a sidewalk along the way.  The curb was cut and a curb-fitting was cemented in to release the water.  The customer opted for this over placing a “Pop-up emitter” at the curb.  Once this was complete, we went back to Norman to do a Sprinkler Diagnostic and Sprinkler Repair.  It rained on us a couple of times during the day.  That’s better than dealing with 100 plus degree temps.  Its coming soon enough!
